Home Inspection Module

I.  Activate the Home Inspection Module

Activate the “Home Inspection” module by going to the “Basics” module.

Click the “Jobs” tab and check the “Home Inspection” checkbox.

You will see the “Home Inspection” module in the ribbon once it is activated.

II.  Areas of Inspection

Once the “Home Inspection” module is open, the first tab will show you the “Areas of Inspection”.

If the inspection site does not have one of the areas, click the “NR” cell for that specific area.

NR” stands for “Not In Report”.

The “Photos” cell will allow you to add, edit, or remove images from the “General Photos” section for that area.

Finally, the “Costs” cell, which can automatically calculate costs based on the recommended services reported in your comments.

As you go through each area and add recommended fixes, the calculation will be displayed here.

When you have selected which inspections will be in the report, double click an area to begin the inspection.

III.  Inspection Data and Summary

Double clicking an area will take you to the “Inspection Data” tab.

Navigate through the “Inspection Data” using the vertical tabs on the left hand side.

The first tab “Introduction” has text and photos that will be printed on the report under this area.

To edit the text, type in the box or click “Select From Database / Save To Database” to select from the list of preset introductions.

You can add and remove introductions from the preset list.

Simply type the text in the lower box and click “Add to Database”.

To use an introduction from the preset list, double click it and it will be added to the lower box.

Click “Save Introduction” to save the changes.

Remove an introduction from the preset list by selecting it in the upper box and clicking “Remove From Database”.

Add some images to the General Photo Section by clickin the photo icon.

Use the buttons at the top or use the left hand side panel to navigate through your common directories.

Select an image to view a preview and click “Assign a Correspondence to the Photo” to add the image as is.

To edit an image before adding it, select the image and click “Assign a Correspondence and Edit Photo”.

Use the tools on the right to edit and markup the photo.

Click “Save and Quit” when you are satisfied.

You can edit or delete images at any time by clicking the photo icon and using the buttons below the center image.

Finally, take Liciel on the go with your Windows tablet.

Click the Photo icon and select “Take a Picture” to use your windows tablet camera in real time.

From the vertical tabs, click the “Description” tab.

The upper box contains a list of global descriptions and the lower box contains a list of technical descriptions.

Each component in the list has several actions.

Add a description, comments, and photos or remove a component from the list if it is not needed.

To get started, double click the “Description” cell to open the Description popup.

The popup lets you add a description for all the items on the list.

Enter descriptions manually or use the drop-downs and buttons to insert the preset descriptions.

Longer lists will have multiple pages.

Use the “Pages” buttons to navigate through all of the components.

Click “Save” when you’re done.

Next, is the “Comments” cell.

Add comments about that component by clicking the “Comments” cell.

When the comment popup opens, double click a preset comment from the upper box to add it to the lower box, or enter a comment manually.

In some cases, it will be useful to attach a recommended repair or replacement cost.

To do this, click the “Options/Estimate Cost” tab on the left.

Use the “Plus” sign to open the list of estimates.

Select a service and click “Add”.

This list can be edited by clicking the database icon in the bottom left hand corner.

Click “Close” when you have finished adding services.

You can also specify the type of comment.

The options available are “Positive”, “Monitor”, “Repair/Replace”, and “Improvements Possible”.

Save the comment and the estimate associated with the comment by clicking “Save”.

Whenever a comment is added, it will be visible in two places.

First, it will be visible in recap section of this specific area.

From the vertical tabs click “Inspection”.

The lower box will display the comments and recommendations for this area.

Second, it will be visible in the summary area of the inspection.

To view list of comments from ALL of the inspection areas, click the “Summary” tab from the top.

Notice that the comments added specify the component associated with that comment.

Let’s go back to the “Inspection Data” tab.

To add a general comment that isn’t linked to any specific component, click the “General Comment” button instead of clicking a component comment cell.

To link the visited rooms to the comment, select the room from the “Log of Visited Rooms” and then click the “Comments” cell.

When the “Comments” popup opens, add a preset comment or a manual comment.

Now when you look at the comment in any of the comment lists, it will reference the room selected from the “Log of Visited Rooms”.

Let’s go to the “Summary” tab again.

Notice that the first comment doesn’t have a room associated at the end, but the last comment does.

If you don’t want a comment to be associated with a specific room, select the empty box at the top of the “Log of Visited Rooms” before adding your comment.

Continuing with the “Inspection Data” tab, click the “Description” tab from the vertical tab list.

Next to the “Comment” cell, we have the “Not In Report” cell.

If you want to hide this component when the report is printed, click the “NR” cell.

Next to the “NR” cell is the photo icon. Click this to add an image.

Feel free to edit the image or add it as is.

Again, tablet users can use the tablet camera to take a photo in real time.

When the photo is added, go to the “Photo” tab at the top.

Notice that the image has been added to the list.

The caption for this image is a combination of the Inspection Area and the Associated Component.

Delete an image by selecting the image and clicking the “X” icon and selecting “Delete Photo” from the list.

One of the most useful features of the “Inspection Data” tab is the ability to duplicate technical items.

For example, if there is more than one Electrical panel on the property.

Go to the “Electrical” area of inspection.

Under the “Description” tab, in the technical description, click the plus sign.

Select “Duplicate a Group of Elements” to create an additional instance.

Notice that a second electrical panel has been added to the list.

The next tab on the vertical tab list is the “Inspection" tab.

In the upper box there are components which contain a description, comments, photos and condition level.

The lower box will show any comments added to this area of inspection.

Finally, click the last vertical tab “Limitations and Costs”.

This is similar to the “Introduction” tab.

This text will be printed on the report.

Add the text manually or click “Select from Database/Save to Database” to select preset text.

At the bottom you will see the cost estimator.

This is calculated using the previously added recommended services.

Click on the “Summary” tab to look over your comments.

To edit a comment, double click the description cell.

When the comments popup opens edit the comment in the text box.

Change the room associated with the comment if needed.

To do this, click the “Options/Estimate Cost” tab.

From the location drop down, select a room or leave the box empty.

Click "Save" when you’re done.

IV.  Photo

Click the “Photo” tab. All the images added previously will be on this list.

To view a preview of the images, check the “Show Preview” box.

There are several ways to edit a caption.

To add a caption manually, click the “Writing” icon.

Check the “Manual Labeling” box and enter a caption.

Click “Save” when done.

Notice that the first part of the caption shows the area of inspection that the image is associated with.

Preset captions can also be added.

Select the image.

Click “Use buttons to CAPTION photos” to use the buttons below to caption the selected image.

Finally, click “Use buttons to ADD photos with their caption”.

This allows you to use the preset comments to add a new image with the preset captions.

Use the “X” icon to delete a photo image from the list.

V.  Attachments

The last tab in the Home Inspection Module is the “Attachments” tab.

Import any document or screen capture here.

Any documents or images attached will be printed in your report.
